As a major generator of greenhouse gas (GHG) emissions, Canada’s commercial buildings sector faces pressure to adopt solutions that will reduce its environmental impact. Yet because tenants are the ones who reap the rewards of energy cost savings, operators have had little incentive to invest in clean technologies up to now.

Competition is likely to change that. Tenants today are actively seeking those energy-related cost savings— and many have sustainability-related mandates to fulfll as part of their corporate social responsibility commitments. According to Tomas Mueller, President of the Canada Green Building Council, “surveys have shown strong demand for green ofce spaces from tenants. Owners of less efcient properties will have to make changes to attract tenants.”

Emerging technologies can signifcantly reduce the sector’s environmental impact by providing precise control over energy consumption and enabling the recovery and reuse of energy.
